Contractor Business Loans for Scotland County, NC Builders Waiting on a Draw
A builder or trade contractor pays for labor and materials as the work goes on, and gets paid in draws once each stage is inspected and approved. When a draw is late, or an owner holds part of each payment as retainage, the gap between money out and money in grows. A contractor business loan, or a line of credit, carries the crew through it.
Scotland County, NC had 32 construction employer establishments in 2023, with 244 paid employees and about $12.3 million in annual payroll (County Business Patterns). Of the 32, 18 had fewer than five employees, so a single late draw can matter a great deal to a small firm. The article on draw delays works through a full schedule.
Construction Equipment Financing for a Skid Steer, Trailer or Work Truck in Laurinburg, NC
Construction equipment financing pays for skid steers, mini excavators, dump and equipment trailers, compactors and work trucks, with the equipment as collateral. Illustration only, invented figures: a $38,500 used work truck on a 48-month loan at an annual rate of 9.5% costs about $967 a month (our arithmetic).
Lenders look at the age and hours on used machines, the vendor or seller, and whether the business has the work to keep the machine busy. Some contractors rent first and finance once a machine is in steady use. Loans and leases for machines are set against each other on the equipment financing page.
What Is a Contractor's Loan, and How Is It Different From a Construction Loan?
A contractor's loan usually means financing for the contracting business itself: equipment, payroll, materials and day-to-day costs. A construction loan, by contrast, usually finances a building project and is taken out by the property owner or developer, with funds released in draws as the work is inspected.
The two often meet on the same job. The owner's construction loan pays draws to the builder; the builder's own financing carries costs between those draws. Stonebend arranges requests for the contracting business, not construction loans for property owners.
How to Get a Construction Line of Credit for Materials and Subcontractor Pay
A construction line of credit gives the contractor a limit to draw on for materials and subcontractor pay, repaid as draws arrive. Lenders typically want to see a few years of returns, bank statements, a list of current jobs with contract values and billing to date, and how promptly owners and general contractors have paid.
A line suits a contractor with several jobs at different stages, where gaps open and close every month. The line of credit page explains draws, interest on the drawn balance and annual reviews.
Financing Companies for Contractors Compared With a Scotland County, NC Bank
Financing companies for contractors include equipment lenders, online lenders and specialty lenders that work with construction receivables. A Scotland County, NC bank may offer lower-cost loans to an established customer with full financial statements, while other lenders may accept less documentation in exchange for higher cost or shorter terms.
Compare total dollar cost, collateral, any personal guarantee and how each lender treats retainage receivable. Asking two or three lenders for offers on the same request shows the range.

An Invented Retainage Gap on a Laurinburg, NC Remodel Job
Illustration only, invented figures: a Laurinburg, NC trade contractor finishes a $140,000 remodel subcontract. The general contractor holds 5% retainage until final completion, $7,000 (our arithmetic), while the crew moves on to the next job and payroll continues.
A $7,000 short loan on an invented 6-month schedule at an annual rate of 12% has a monthly payment of about $1,208 (our arithmetic). When the retainage is released, the contractor can pay the balance off, subject to the loan's prepayment terms.

- Pay applications submitted and approved.
- Lien waivers from the contractor and its subcontractors.

A partner may ask for some or all of these, depending on the request. How a request moves explains when they are gathered.
